In what is possibly one of the largest industrial/distribution freehold sales completed in the East Midlands so far in 2026, the sale of The Big Cheese on Cotes Park Industrial Estate at Alfreton has been completed by Tim Gilbertson, Director of FHP Property Consultants to an undisclosed owner occupier.
Having previously let this building for the former owners a number of times, FHP were instructed, alongside Andy Groves of Harris Lamb, to dispose of the building again and this time around a sale has been concluded to an expanding local company who will begin fitting out the property in the coming weeks and months.
Marketed and sold by Tim Gilbertson of FHP, he commented:
“This eight-figure freehold disposal is a significant one for the region and probably the largest freehold sale in this sector in the East Midlands so far during 2026.
Having previously let this building a couple of times for our client, it was great to finish my hattrick of deals on this property with a sale, particularly as it was to an expanding local business who I have previously concluded transactions with in the past as well.
In due course they will begin fitting out the premises and I’m sure the building will serve as a fantastic warehouse function for them for many years to come.
Whilst the market remains sticky, strong in some areas and weaker in others as a direct result of the global issues we all see on a daily basis, it’s great to report one positive story of success with a local occupier investing in the region again as they continue to expand exponentially and I look forward to seeing their continuing success with their flourishing business.
It’s not often that warehouses of 150,000ft² are sold so I’m particularly pleased with this deal and hopefully it will herald a more positive second half of 2026 if global issues can, we all hope, be resolved.”
