Homes England has begun preliminary market engagement for the future development of the Broad Marsh site in Nottingham city centre.
Broad Marsh comprises approximately 11 acres of brownfield land within Nottingham city centre, located around 0.2 miles north of Nottingham Train Station and approximately 0.3 miles south of Nottingham Council House.
The site is formed of three key components:
- The former College
- The former NCP car park
- The former Broad Marsh shopping centre
Broad Marsh is identified as a strategic allocation within both the adopted and emerging Development Plan.
The emerging Development Plan allocates the site as a strategic location for mixed-use development, creating a new city centre community. Plans include the provision of around 1,000 residential units, up to 20,000 square metres of commercial, office and leisure floorspace, alongside high-quality public realm and open space/green infrastructure.
Homes England purchased the site in March 2025 and has since been progressing a programme of enabling works. This includes site surveys, demolition of remaining structures and the completion of key due diligence activities to prepare the site for future development.
As part of the next phase, Homes England is considering the appointment of a Master Development Partner to prepare and deliver a new masterplan for the site, secure planning permission(s) and bring forward a multi-phase development that delivers both commercial value and social impact.
It is currently proposed that the partnership arrangement will take the form of a Master Development Agreement between Homes England and the selected Master Development Partner, with phased drawdown of individual land parcels forming part of the wider site.
The proposed development represents a significant opportunity to bring forward one of the most strategically important regeneration sites in Nottingham city centre, supporting the delivery of new homes, employment space, leisure opportunities and high-quality public realm.
