Lovell has welcomed the first residents to Balderton Rise, marking a significant milestone for the flagship new community near Newark.
Situated on the former Flowserve factory site on Hawton Lane, Lovell is transforming the key brownfield location into a vibrant new neighbourhood, bringing high-quality, energy-efficient homes to the area.
A total of 309 homes will be delivered at the development on behalf of Platform Housing Group, including a mix of one to four-bedroom houses and maisonettes. Of these, 171 homes are available for private sale, alongside 138 affordable homes offering rent, rent to buy and shared ownership tenures.
One of the first buyers to move in was Newark local Sarah Payler. Speaking about her new home, Sarah said:
“It feels really special to be one of the first people to move into Balderton Rise. You can already see what a great place it’s going to be, and I’m proud to be part of the start of a new community here. I love my new home, it’s modern and comfortable and I’m looking forward to settling in and getting to know the neighbours.”
Ideally located close to Newark town centre, residents at Balderton Rise benefit from easy access to local amenities as well as excellent transport links to Lincoln and Nottingham. The development is designed to appeal to a wide range of buyers, including first-time buyers, growing families and downsizers.

As construction continues, Balderton Rise is already establishing itself as a prime location for modern living, combining thoughtfully designed homes with excellent amenities and strong transport connections.
The scheme has been supported by around £1.7 million in funding from the East Midlands Combined County Authority (EMCCA) through its Brownfield Housing Fund, helping to unlock the regeneration of the previously developed site.
Sustainability is central to the development, with gas-free affordable homes incorporating air source heat pumps, while open market homes are equipped with solar panels and electric vehicle charging points to support greener living.
Alongside the delivery of new homes, the project is also bringing wider benefits to the local community, including job creation and enhancements to public open space. Plans include improvements to a children’s playground and new tree planting to create an attractive and welcoming environment for residents.
